Rules And Procedures

We have alot of children in our community, please remember that a child could be playing around the bend.  THE SPEED LIMIT IS 15MPH.

Children under the age of 16 cannot be at the pool without an adult. 

Please be sure to clean-up after yourself and your children if you eat in the Clubhouse or outside at the pool.

Please submit your Contact Info on the "FORMS" page and be sure to include your email addresses so you can be informed of any important news to your inbox.

All dogs must be on leashes.
You MUST clean up after your dog(s). Do not discard in the clubhouse garbage can.
Any work that is done to the outside of your home (including painting) and that does not involve the ORIGINAL flower bed, must have ARB approval. The ARB form can be found on the "FORMS" page. (Forms must be submitted to Bayshore, not given to a Board member)

HOA Meetings are held at 7pm on the 3rd Tuesday of every month.

Garbage collection is every Tuesday and Friday.
Recyclables are collected on Tuesdays.
Tree trimmings are collected on Wednesdays.

March 10 -  LCpl Justin Wilson Memorial Foundation 5K Walk  and  40 mile Bike ride - Flyer Attached

March 20 - Ball Game at Digital Domain NY Mets vs. Washington Nationals - Our committee will be manning a large concession and will receive 15% of proceeds. Tickets for game can be purchased online or at the Stadium
 
March 24 - Golf Outing at Club Med. Course, Carts donated by Club Med and food donated by Tutta Fresco Restaurant in PSL - Flyer attached 

March 25 - Poker Run Party at PSL Civic Center. All invited Motorcycles, Stuart Corvette Club, Classic Cars, Walkers, Bicycles Children. No Admission. Poker Hands for $10.00, Raffles, Bounce House's. 
We are accepting vendor applications. 11:00 AM to 4:00 PM - Flyer attached 

April 20 - Mayors Veterans Dance at the PSL Community Center  located on Airoso Blvd across from City Hall cost $30.00 pp - 7:00 PM
 
May 12 - Honor Flight buses leave from City Hall taking them to the PBI Airport at 4:00 AM anyone wanting to see the WW II Veterans off feel free to join us at City Hall.

The Ballots and Proxies will be mailed out shortly for the elections held on Feb 21, 2012 for 2 positions currently being held by Ben Inserra and Ernie Beaudoin. Ben and Ernie are both seeking reelection to the Board. All residents please return your Ballots and Proxies to Bayshore when you receive them, so your votes can be counted, if you don't intend to be at the meeting for the election in February.

The Board would like to thank the community members that have graciously donated their time to decorate the gate area for the Holidays. Special thanks to Ken, Bob H, Bernie, Donald, Milton, Mike, and Joe.

Kudos to all the residents who take time to volunteer and help out around our community throughout the year.  It is greatly appreciated!

Minutes for October 18, 2011
Hammock Cove Clubhouse
At 7:00 P.M.

President Ed Forte called the meeting to order at 7:03 pm.

Reading of Previous Minutes:

Ed Forte read the previous minutes. A motion was made by Ben Inserta to approve the minutes; seconded by Joann all in favor.

Financial Report:

Ben Inserta reported on the September financials and read the balance sheet. Ben also reported that the board is working on the budget and waiting on the Master Association budget. There are ten homes that are with the attorney. Motion to approve the treasurer’s report was made by Ernie; seconded by Joann all in favor motion approved unanimously.

Presidents report:

Currently the gates are not operating due to the last thunder storm.  Bartlett Bros has been on property to investigate and initially could not find the transformer for the Tele Entry System because it was underground.  The camera system was also damaged.  There is a definite need for a surge protector.  The master board is looking into getting a new lock system for the RV lot. 

Managers Report:

The report is attached and made a part of the minutes.

Comcast:

Linda Moutogiannis of Bayshore Management is currently negotiating with Comcast to find the best deal for the community.

Fitness Room:

There was damage to the fitness machine the parts are on order.

Social Committee:

There will be a children’s Halloween Party this Sunday afternoon. We are planning a pizza and movie night sometime in December.  New Years Eve party need caterer needed. We would also like to have a poker night, scrap book club and a meet and greet with new residents.

Bayshore Management to notify Denise of new residents coming in.

New Business:

There is a need to replace Ernie on the fines committee.

The Body Craft Family Xpress Weight Machine in the gym at the Clubhouse has been fixed. In the future, if you notice anything unusual with the gym equipment, please report it to a board member as soon as possible.

We had a lightening strike that hit a tree by the lake and seemed to run through the root and into the underground wiring. It damaged the co axle cable running to the front gate. it also damaged the teleentry pad. We are waiting for the electrician to run the new wire to the connection to the teleentry system then Bartlett Security will tie it to the telentry pad and the transformer which we can't find right now so we will install a new one. We are hoping they will begin this week. We are also looking to see how to put a more efficient surge protector on the Co axle lines in an attempt to prevent this from happening again.

We would like to welcome new owners: David and Candice; Krystyna; Berisford and Vernie; John; Stuart and Denise; Stuart; Brian; Colleen Lynn; and Joyce.

Ed Forte reported on the storm water control box issues with the Master Association which could cause the need for a special assessment to all the residents of all of Sawgrass Lakes including Hammock Cove.  The costs associated with this issue are undetermined at this time. Bids are currently being obtained. 

The issue of graffiti on the adjoining shopping center wall is being addressed by management and a police report has already been filed.   

2 Police Officers from PSL were at Ed Forte’s home asking for a list of the presidents of the master association.  They also mentioned that Hammock Cove was one of the safest HOA’s in their jurisdiction of PSL.  Ed is waiting to hear from the Sherriff’s department regarding the no trespassing signs; there could be a small charge involved for the signs.   

Denise Singer of 524 SW Sundance Trail has volunteered to head the Social Committee.  Thank you Denise.

Please be advised that the monthly HOA meeting scheduled for Tuesday, June 21, is being changed to Tuesday, June 28, at 7:00 p.m.  This will be the last meeting for the Summer.

 4/21/11
Due to an excessive cost, the locks on the gate at the RV lot will not be changed.  However, they will be repinned. 

The City has paid the Master Association $4,500 for a pipe which they had broken located on common grounds by the gas station (on the corner of Darwin and Tulip).  The repair work will be be done for $4,500. 

The HOA filed its tax return and did not have to pay any taxes!

The clubhouse was inspected by the fire marshall.  The fire extinguisher needed to be replaced, because it had been discharged.  We got a replacement at no charge.  The fire extinguisher is not a toy -- PLEASE DO NOT PLAY WITH IT!  The fire marshall will come back to reinspect the clubhouse.

The soffit on the clubhouse was blown off by wind.  A repairman will check to see what needs to be done and it will be fixed.

The lights at the front gate have been replaced.

The Board asked Erika (the property manager) to get prices for the cost of having the wall at the front entrance pressure washed and painted.

Erika was told that the keypad for the entry gate needs to be replaced at a cost of $5,000.  The Board will begin looking into other keypads before making a decision.

The Board will also get prices for signs that say "NO TRESPASSING" which will be posted in several places around the common area.

The Master Association has sent out bills for the RV lot.  If you have items there, please be sure to remit your payment.

Hulett Environment Services did an inspection  on the Clubhouse and there are no termites!

A digital adapter will be installed on the television in the Clubhouse shortly.

Thank you to Ernie Beaudoin, Donald Ege, Betty Erb and Robert Wisniewski  for volunteering to serve on an Appeals Committee.  Florida law states before a fine can be levied against a homeowner for failure to correct a violation, the homeowner has the right to appear before an Appeals Committee.  After listening to the homeowner, the Committee recommends to the Board whether or not the homeowner should be fined.  If the homeowner fails to appear at the date and time scheduled, then this right is forfeited.

Thank you to Jim Haddon, Joe Kara, Jack McGinness and Ken Mihalik for volunteering on the previous Appeals Committee.

The Homeowners Association showed a profit for 2010 on the house it had foreclosed on due to non-payment of maintenance fees.

A motion was made by the Treasurer and approved by all Directors present to move $8,500 (half  of the excess funds from the 2010 budget) into a reserve for allowance for bad debt.

At the February 15th meeting, elections will be held for the three vacant Board positions.  

The locks on the RV lot are being changed.  New stickers will also be issued.  If you need additional information, please call our property manager Erika @ 871-0004.

The soffits on the Clubhouse need to be inspected to determine the cause of the damage to them.  If necessary, a termite inspection will follow.

The front entrance lights that are currently not working will be checked and replaced.

HAPPY NEW YEAR!!!

Thank you to Bob Hoppas, Joe Kara, Ken Mihalik, Bernie McCrary, Rob and Elaine Wisniewski for putting up the Christmas decorations at the front entrance!

It has come to the Board's attention that some of the 2011 Coupon Books which are used to remit the HOA fees have misprints.  Please check each page of your Coupon Book to make sure your address (listed under the account number) is correct.  If your Book has any errors, please contact our property manager Erika @ 772-871-0004.
